The Travelodge London Manor House is situated opposite Finsbury Park on Seven Sisters Road and is just a short stroll from Manor House station, which offers easy links to King’s Cross and St Pancras International stations via the Piccadilly Line. The hotel includes the Travelodge Plus offering, which was introduced in 2018 and has since been extended to approximately 12 hotels in cities such as Edinburgh, London, York, St Albans, Gatwick, Brighton, and most recently, Portsmouth. The Travelodge Plus format boasts luxurious budget rooms with king-size Travelodge Dreamer beds, USB ports, blackout curtains, bespoke pixel wall art highlighting popular UK landmarks, and a new Tranquility Zen color scheme featuring warm taupe, serenity beige, and light white tones.

A former office building has been expertly transformed into a superb offering of 120 stylish apartments within close reach of Slough’s town center. The development boasts a sleek arrangement of 97 studios and one and two-bedroom apartments, as well as a ‘Loft Collection’ comprising 23 homes ranging from studios and one-bedroom flats to two and three-bedroom apartments. Most of the three-bedroom apartments will be duplexes, providing added space and flexibility. The apartments feature contemporary interiors and hi-tech appliances, making them suitable for first-time buyers, owner-occupiers, and Buy-to-Let investors. The team worked closely with the building’s developers to create a bespoke ventilation solution that meets the specific requirements of the development. The system was designed to provide a constant supply of fresh air throughout the apartments, ensuring a healthy and comfortable living environment for residents. London Pension Fund Authority, managed by Knight Frank Investment Management (KFIM), recently forward-funded a mixed-use development in St Albans, Hertfordshire, which includes a Travelodge hotel and restaurant scheme. Developer Reef Estates received a total of £24.425 million from KFIM for the completed asset, with practical completion expected in Q3 2020.

Prime Mechanical was responsible for the ventilation design and installation at the Travelodge hotel in St Albans. The scheme incorporates 130 bedrooms, a ground-floor retail space, and a pub restaurant leased to Youngs & Co Brewery. The majority of the ground-floor retail space is leased for 20 years, while Travelodge has signed a new 35-year lease.

According to Richard Lines, the partner and head of Gerald Eve’s alternatives capital markets team, St Albans has an under-supply of hotel rooms, particularly at the price point offered by Travelodge, and this development will go a long way to meeting the demand.

The development is an excellent example of finding alternative uses for struggling high street properties. The vacant BHS store will make way for the new development, injecting life into the surrounding area of St Peters Street.

John Styles, partner and Fund Manager for LPFA, stated that the investment provides an attractive, long, and secure income stream to balance more active management risks in other parts of the LPFA portfolio. The investment also completes the £300m allocation made in June 2016.
